Securing a mortgage from abroad is already complicated. What most expats don't realise is that the broker they've hired has probably done three expat cases this year, two of which were in the same country.
That's not a speciality. That's guesswork.
Finding the right expat mortgage specialist isn't just about comparing fees or response times. It's about finding someone who does this every single day, knows which lenders will actually consider your application, and understands how your income gets read before a single question is asked.

Expat mortgages aren't regular mortgages with a bit of extra paperwork. They sit in a completely different part of the market, with different rules, different lenders, and different ways of assessing who you are on paper.
A genuine expat mortgage specialist will understand three things that most generalists don't.
Lender access. The majority of high street lenders either won't touch expat applications or apply conditions that make approval almost impossible. There are specialist lenders who assess expat cases properly, but most brokers don't work with them.
Income assessment. Foreign income gets treated differently. Depending on your currency, lenders apply a discount before they even start the calculation. An experienced broker knows which lenders apply the smallest discount and that gap can mean tens of thousands of pounds in borrowing power.

I've seen completions collapse because nobody told the client about the non-resident stamp duty surcharge. I've seen cases stall for weeks because the broker didn't know which documents a lender needed for a UAE-based applicant.
Every one of these situations was avoidable. Every one happened because the broker was out of their depth and didn't say so.
Three Questions to Ask Before You Instruct an Expat Mortgage Specialist
Before you sign anything, ask these.
1. How many expat cases have you completed in the last 12 months? A genuine specialist will give you a number. A generalist will give you a story.
2. Which countries do your expat clients typically live in? Experience with one country doesn't translate to experience with another. Lender requirements, income treatment, and documentation needs vary significantly.
3. Which lenders do you have direct access to for expat applications? If they can't name at least five specialist lenders, they're working from a limited panel and so are your options.
The answers to these three questions will tell you more than any website or testimonial.
What to Do Before You Start Your Application
If you're planning to buy in the UK from abroad, a few things will make the process significantly smoother.
Get your documents together early. Foreign tax returns, overseas bank statements, your employment contract, and proof of residency. The earlier you have these, the faster things move.
Be clear about all your income sources. If you have income in multiple currencies, or any self-employment income, make sure your broker understands the full picture from the start.
Don't apply through multiple brokers at the same time. Each application triggers a credit check. Multiple checks in a short period damage your score and raise flags with lenders.
Work with someone who specialises. It sounds obvious. It's worth saying anyway.
Why Getting This Right Saves You More Than Time
A delayed mortgage isn't just frustrating. It can cost you a property. It can cost you a deposit if a deal falls through at the wrong moment. It can force you into a worse loan on worse terms because you've run out of time to wait for the right one.
An expat mortgage specialist reduces all of that risk, not by luck, but by knowing the process well enough to get it right the first time. Faster approvals, better lender options, less back and forth, less waiting.
The broker problem isn't that bad brokers exist. It's that most expats don't know to ask the right questions until something has already gone wrong.
